Our Facilities Services Small Projects Group philosophy begins with an established objective; a defined life span with a beginning and an end; specific time, cost, and performance requirements. The Small Projects Group is proactive, determined and innovative. Our focus is to complete our projects on time or ahead of schedule. We work with campus community members from the onset to identify needs then develop estimates of probable costs and a project timeline scenario.

Depending on complexity, scale and scope of the project, the Small Projects Group can provide you with the project management services you need to stay on time and budget.

13 HH Elevator Nos. 1-3 (State ID 051591, 051592, 051593) Door Operators Replacement John Lew 01/30/2023 08/18/2023 01/30/2024 Replace existing old elevator door operators on three (3) passenger electric traction elevators at Hensill Hall that have reached its end of service life cycle. TK Elevator will furnish and install a new closed-loop door operator on the elevator(s) referenced above. As needed, related equipment such as clutches, restrictors, tracks, and hangers will also be replaced. The new door operator will provide feedback during each cycle of the doors to the elevator control system to ensure proper door closure under varying conditions such as temperature, humidity, and wind to ensure consistent operation and eliminate slamming, slow closes, and unpleasant noise. 5 VCS-C Fire Alarm Control Panel – Node 30 Repairs David Abordo 08/16/2023 TBD 10/20/2023 VCS-C Third Floor roof deck leaked water into the Second Floor Electrical Room and Fire Alarm Control Panel (FACP). The leak damaged the fire alarm control panel. During the fire alarm panel upgrade of Centennial Village Building C, it was discovered that Fire Alarm Node 30 has a corrupted program file and the node must be deleted and the program must be rewritten. The network program must also be rewritten so that the node can function properly within the Simplex 4120 network. JCI is quoting 40 hours of work to start so that we can evaluate Node 30, delete the program, rebuild the program and determine how many additional hours will be needed in order to fix the network program. Node 30 interfaces with 14 other nodes, so when Node 30 is deleted and rebuilt, JCI will need to redownload programs to 14 other nodes. Once we have reviewed the programs in the other nodes, we will be able to determine how many additional hours are needed for downloading and testing. No new material or installation is included at this time. Project completed with Notice of Completion filed on October 20, 2023.

8 MPH Fire Alarm Control Panel – Emergency Replacement David Abordo 06/21/2023 TBD TBD Replace the existing legacy Simplex 4100 Fire Alarm Control Panel (FACP) located inside the Mary Park Hall Dormitory Lobby with a new Simplex 4100 ES + CPU. The existing FACP failed on April 14, 2023 with emergency replacement of the CPU and UPS Power Supply from open spare stocks. Parts are no longer available from the manufacturer. The failure of the existing fire alarm panel resulted in a fire watch for 14 days to the date of repair completion on April 28, 2023. Project is scheduled until December 2023 – January 2024 Winter Recess.
9 Lot 20 Elevator No. 1 (State ID 050280) Hydraulic Oil Pump Unit and Shutoff Valve Replacement John Lew 05/30/2023 08/10/2023 01/30/2024 Remove existing 25-year-old hydraulic oil pump unit and install a new submersible hydraulic oil pump unit and new shutoff valve not included in the South Parking Lot 20 Elevator No. 1 modernization. 11 UPN 175 BW South Side Section B Plumbing Repairs John Lew, Ruben Bongat 05/30/2023 08/10/2023 TBD The scope of work is to improve the water flow into the 24-inch Main Storm Drain at UPN 175 BW next to the laundry room and carport 133 –134. Saw cut and open a 3 feet wide x 10 feet long x 5 feet depth trench to remove broken 10-inch Sanitary Sewer pipe and replace it with a new 10 feet long x 10-inch diameter sanitary sewer pipe. Backfill and compact the soil and repave the street. Project is scheduled until December 2023 – January 2024 Winter Recess.

Kohler Automatic Transfer Switch (ATS) replacement is delayed until December 2023 – January 2024 Winter Recess requiring a 12-hour electrical shutdown of TCS. ATS is scheduled for installation on December 26, 2023.

08/09/2023 – Change Order to Add Domestic & Heating Hot Water Pipe Insulation

UPN 285 BW requires immediate replacement of their 30-year-old domestic hot water boiler which experienced overheating due to damaged insulation at the furnace area. The insulation was replaced but the support structure to the insulation was temporary since the original components are no longer manufactured and since the installed parts are not the original ones. There is no warranty to the parts and/or workmanship. It is noted that the existing storage tank is leaking. Two boilers must be replaced as soon as possible with temporary boilers in place to maintain continuity of space heating and hot water. Domestic hot water boiler, dual storage tanks and heating hot water boiler are installed. Change Order approved to add piping insulation.
5 MPH Elevators No. 1 & 2 Repairs – Door Operator Replacement John Lew 12/19/2022 01/20/2023 07/14/2023 Install a new closed loop door operator with related equipment such as clutches, restrictors, tracks and hangers.
